1. Preparation - We'll come up with a strategy to get the property ready to show according to your schedule and your goals. I'm going to make it as easy as possible for you to achieve this - and get the most money possible - making suggestions to minimize time and investment, and referring you to recommended pros along the way.
2. Marketing - Now we begin to stage, photograph, and create a virtual tour of your home. We will come up with a list price strategy based not only on what has recently sold, but on factors that influence the current market for homes like yours, and your lifestyle wants and needs that might influence the selling price. I'll use every opportunity available to get your home seen by the most possible buyers. I actively work for you using online tools and my offline relationships.
3. On the Market - Your listing is now live and the lockbox is on your door. You can expect to hear from me often during this phase. I'll be updating you on showings, buyer and agent feedback, and we will be having regular strategy conversations. This continues until we have an offer or multiple offers, at which point I coach you through decisons you have to make for a successful and smart negotiation.
4. Due Diligence - I'm by your side until you take possession of your new property - and beyond - with check-ins and checklists to ensure the conditions are taken care of and your transaction is smooth and seamless.
