A couple with adult children was ready to leave their 4 bedroom suburban family home for a more urban lifestyle. They had two major challenges to overcome:
1) Enough space for a few beloved larger furniture pieces and for each of them to pursue their interests undisturbed, and
2) Parking for two cars required for various daily activities.
The typical urban 2 bed, 2 bath condo within their budget and to their standards is no more than 1100 square feet. If it’s well designed, you can still have decent-sized spaces, but often at the expense of storage or privacy. And two parking spaces, well that usually pushes the price point up about $40,000 – if you can find it!
Enter Parkway Terrace at 727 Richmond Road. This building has only 40 units all with unobstructed views of the Ottawa River, outdoor spaces on both the north and south side of each unit, large storage rooms right outside the front door and space, way more space than today’s new builds.
Now, this building is older so it does have its challenges including electric heating. Not all units have been updated either which, in my view, makes for opportunities to purchase and update to a buyer’s personal taste.
Together, along with visits to many other buildings, we looked at three units in this building. It was not a surprise when the buyers jumped at a chance to look at a unit with two parking spaces when it came on the market. It was still occupied by the original owner.
After a successful negotiation, the property is theirs.
The 80s mirrors and laminate built-ins will go but the bones, the space and the location are amazing; those are the things that just can’t be changed.
